The above listed are granted the right to access the property for dove hunting and harvest during the terms only as referenced in the order details below.

Terms

  • The term of this lease shall run for the duration of 2023 dove season set by TPWD.
  • You understand the lease name and dates of access as referenced in the Order Details above.
  • Lease is executed once Application and Waiver is received by Three Curl Lease Connection, Full Lease Fee and Deposit are paid, and signed lease agreement is return to Three Curl Lease Connection
  • If you are asked to leave the lease for violation of lease rules prior to the season a 15% re-lease fee will be charged.
  • If you are asked to leave the lease for violation of lease rules during the current hunting season you will forfeit 100% of your lease fee.
  • The LESSEE hereby agrees to:
    1. Pay to the LESSOR the sum of ($) {{order_subtotal}} Per Gun
    2. Pay a $50 trash deposit which will be refunded after renewal letters are received post hunting season.
    3. Abide by hunting regulations prescribed by LESSOR and RULES.
    4. Be personally responsible for the actions and activities of all persons hunting under this lease and to act as a representative in matters regarding all activities carried out under this lease.

What The Lease Entitles You To

As a leaseholder, you are granted the right to encourage, protect, and harvest game species on your leased lands. As such, you have the right to prosecute individuals who are trespassing for the purpose of hunting.

Problems such as trespassing, poaching, or other game law violations should be communicated to your local game warden.  For other problems such as vandalism, dumping, and littering, contact Three Curl Lease Connection.

Insurance Details

Liability insurance coverage is included with your lease fee. The insurance policy is not a personal injury policy. Rather, it is a third-party liability policy. It is important that all lessees fill out their application and liability waiver to ensure coverage.

All accidents involving injuries which occur on your Three Curl Lease, regardless of who is injured and how the injury occurred, should be reported immediately to Three Curl Lease Connection. Make sure to include your name and contact telephone number when reporting the injury.

Cooperating with Neighbors

We are aware of the benefits of maintaining positive relationships with adjoining landowners. We rely on our neighbors for access to our properties. Additionally, our neighbors often notify us of misconduct, trespassers, or other problems.

As a leaseholder, you are expected to maintain good relationships with neighboring landowners and hunters.

Often, dirt roads cross Three Curl property and continue onto adjoining land. As a leaseholder, you are expected to cooperate in providing reasonable access to adjoining landowners and hunting clubs. In the process of developing good relationships with neighboring landowners or clubs, your club may want to consider the following:

  • Introduce yourself and your lease members to neighbors. Often suspicions arise because one neighbor does not know the other. A simple introduction can be a first step to good relationships.
  • Invite neighbors to a lease dinner or other function.
  • Offer to help neighboring landowners and lessees with retrieving wounded game or with other work.
  • Keep the lines of communication open. If you have a problem or suspect a neighbor has a problem with your club, talk with them.

Agricultural Activities

The area you lease is in most cases part of a working agricultural property. Property management activities occur during all times of the year. This may include activities such as crop harvest, site preparation, crop planting, vegetation control, fertilization, road building, research, and raising cattle. There may be company personnel or other legitimate agents conducting land management activities on your lease at any time.

Of all land management activities, crop harvesting has the most influence on leases. We strive to provide lessee’s advance notice of harvests. Hunters are notified of scheduled harvests each fall if they will take place during your lease agreement time period. Hunters are required to remove all personal property from the harvest area. We are not responsible for damage to personal property left on the lease.

Once an area has been harvested but before it has been site prepared and replanted is the time that you will be allowed to hunt the property.

In rare cases, we have to conduct unscheduled harvests. In these situations, we attempt to provide clubs with as much notice as possible. However, the notice may be within hours of when the harvest will occur.

Roads

Property roads represent an enormous financial expense as well as an environmental concern. Each year we spend significant money maintaining existing roads, adding new roads, and closing old roads.

Given the variety of soils across our ownership, not all roads are equal. On sandier soils, roads will be able to withstand traffic during wet weather. Conversely, roads on sticky clay soils may become impassable during wet weather. Hunters should also factor in road and accessibility when evaluating potential areas to lease.

What does this mean to the lessee?

  • Our philosophy is to provide access to the property but not access to every portion of the property. There may be some portions of your lease that do not have roads and require a rather long hike. We consider this to be part of the hunting experience.
  • On certain soils, you may not be able to drive the roads on the lease during wet weather without causing damage to the roads. If the roads are extremely wet and boggy, use an ATV (if approved for your lease) or walk. Driving a vehicle or ATV off the marked roads in wet conditions IS NOT allowed at any time.
  • Occasional preventative maintenance should be sufficient for most roads. To report roads that need maintenance, please call Three Curl Lease Connection.
  • Hunters that persist in causing damage to roads will be held liable for repair costs, and lease will be terminated without refund.

Rules

  • Rules may be subject to change at any time, if changes are made a memo will be sent to each LESSEE and will be posted on our website at www.ThreeCurlLeaseConnection.com.  No EXCEPTIONS of rules under any circumstance for any LESSEE. There will be No Refunds on lease fees under any circumstance.   Anyone caught given permission to Non-Lease holders to trespass will surrender their lease and deposit.  All vehicles must be tagged with Three Curl Lease Connection window tag, if no window tag is visible in the vehicle it will be towed at Owners Expense. All hunters must abide by TPWD rules and regulations.
  • Access to property is granted during lease period ONLY, and one week prior for scouting. Fire arms may not be brought with you when scouting.
  • All hunters must understand they are hunting at their own risk.
  • NO GUESTS ARE ALLOWED TO HUNT AT ANYTIME. Lease agreement grants access to lessee only unless specified in lease agreement.
  • No access may be granted by lessee to another individual either in company of, or in place of the lessee unless lessor grants written permission.
  • All hunters and guests must sign and submit liability waiver prior to entry.
  • No child under the age of 16 is allowed at the lease without the parent or guardian being present. Parent or guardian must have a current lease with Three Curl Lease Connection.   
  • No vehicles allowed on lease or on lease roads when they are wet and muddy. If mud sticks to your tires stay on the road.
  • Children 18 years and older must have their own lease. 
  • Children ages 12-17 must have a youth lease, accompanied by their parent or guardians lease. 
  • Children under the age of 12 hunt free with parent/guardian’s lease.
  • No mowing of clear cuts, cultivating property for food plots or building of structures without prior written approval. No manipulation of property may occur without prior written approval.
  • Guns must be unloaded at all times while not hunting.
  • No target shooting is permitted.
  • No overnight camping is permitted.
  • No camp fires are permitted.
  • All trash must be picked up prior to leaving the property. We will conduct weekly checks for trash, no warnings will be given before lease termination due to trash left behind.
  • Dogs are allowed, but must be under your supervision at all times, you are responsible for their behavior.
  • Bird cleaning is allowed on premises, however, leaving your carcasses in the open near entry points or roads is not. You must dispose of them elsewhere.
  • No violence or excessive drinking is allowed on the property.
  • You must not discharge a firearm over a property line or county road.
  • All game must be retrieved, or valiant effort must be made.
  • No rifles may be used on the property, shotgun ONLY.
  • There will be no saving spots unless agreed by every member of the lease, and in writing.
  • Hunters must leave a 100-yard space between themselves and the next group.

Anyone that does not abide by the lease rules above will be terminated from their lease agreement. If damages have occurred, charges will be filed against lessee.

Lessee declares that all statements made in the lease are true and complete.  If lessee has given any false information Three Curl Lease Connection is entitled to reject the lease and retain all fees as liquidated damages for Three Curl Lease Connection’s time and expenses in processing this lease.  Lessee recognizes the inherent dangers associated with hunting, both natural and human created.  Lessee recognizes that accidents involving firearms, ammunition, falling trees, hidden ground openings, poisonous plants and animals and various other dangers may forcible occur on the premises.  Lessee acknowledges his/her recognition of these dangers and the possible existence of dangerous physical conditions upon the premises such as, but not limited to, those described on the enclosed map.  With the aforementioned recognitions in mind, lessee agrees to indemnify and hold harmless landowner and all of his/her family, servants, employees and agents from all claims, suits, losses, personal injuries, deaths, property liability and all other liability resulting directly or indirectly from or on account of hunting activities engaged in by lessee or lessee’s guests on the premises heretofore mentioned, said obligation to indemnify extending to the reimbursement of landowner for all expenses and suits including but not limited to, judgements, attorney’s fees and court costs.

I agree that this is lease permits me to hunt the given property throughout the dates of this lease period. Three Curl Lease Connection is in no way responsible for providing the permitted game animals for hunting. I fully understand that I am leasing a property as described that is conducive to holding migratory birds, but am not guaranteed any amount of birds to be taken from the property. Conditions and season success will vary from year to year and day to day.

Release of Liability and Hold Harmless Agreement

I HEREBY ACKNOWLEDGE that I have voluntarily applied to participate in the sport of hunting WITH Three Curl Lease Connection.

I UNDERSTAND THAT THE HUNT in which I have contractually agreed to involve risk and I recognize that the presence of firearms and/or other weapons, whether belonging to me or others, makes this an inherently dangerous activity. It is understood that accidents, illness, or death can and do occur in remote places without quick access to medical facilities or physicians and that I may be exposed to temperature extremes or inclement weather. I willingly and expressly assume such risks.

I UNDERSTAND THAT HUNTING AND THE USE OF FIREARMS ARE HAZARDOUS ACTIVITIES AND THAT NORMAL TEXAS HUTNING AND RANCH CONDITIONS MAY INCLUDE RATTLESNAKES, OTHER POISONOUS SNAKES, BEES, WILD AND DOMESTIC ANIMALS, UNEVEN TERRAIN, OTHER HUNTERS, AND ILLEGAL ALIENS.

I UNDERSTAND AND ACKNOWLEDGE THAT AN AGRITOURISM ENTITY IS NOT LIABLE FOR ANY INJURY TO OR DEATH OF AN AGRITOURISM PARTICIPANT RESULTING FROM AGRITOURISM ACTIVITIES.  I UNDERSTAND THAT I HAVE ACCEPTED ALL RISK OF INJURY, DEATH, PREMISES DAMAGE, AND OTHER LOSS THAT MAY RESULT FROM AGRITOURISM ACTIVITIES. 

Accordingly, I hereby release, discharge, and hold harmless Three Curl Lease Connection LLC, its employees, agents contractors and/or associates, the owner(s) of any private property or public lands in which I may enter during the hunt from all actions, claims or demands including attorney’s fees for injury, illness, death, or damages resulting from my participation in the hunt. I agree that this obligation of release and discharge shall be binding upon me personally, as well as upon my heirs, executors, and administrators.

I understand that some or all of the services to be provided by Three Curl Lease Connection Service may be subcontracted or assigned to other licensed individuals or entities and agree that this Release of Liability and Hold Harmless Agreement shall extend to such individuals and entities as well.

I have carefully read the Agreement and fully understand its contents. I am aware that this contract is legally binding upon me, my heirs and assigns and I am releasing certain legal rights that I otherwise may have.

THIS IS A RELEASE OF LIABILITY DO NOT SIGN OR INITIAL THE RELEASE IF YOU DO NOT UNDERSTAND OR DO NOT AGREE WITH ITS TERMS
